jabberjawz:Boss sorry for the unfortunate experience you have had in your project. How I handle sites prone to loss of materials via stealing. If it is almost impossible to take inventory of materials at my project site, I usually adopt the JUST IN TIME approach where I make payment to vendors on required materials and liaise with them to only deliver the quantity needed for a particular day. Usually I use bike men for such arrangement, they deliver quantities of rods,binding wire,cement, wood needed for the day, that way we do not store anything on site. 1 Like 1 Share |

megacontrol:How many home owners can afford to run maintenance on their builds once every three years or 1/3 of the entire build every year in this country? Exposing walls to weather is something Architects and builders should be mindful of. The regular Coping on a parapet doesn't offer much protection to the wall. For me doing a monopitch roof of about 10-12 degrees with eaves of at least 450mm will help protect the walls while still maintaining the contemporary nature of the design. oluwaleokey: Good day sir. You are on the right thread. Building projects usually runs in 3 stages or phases; 1. Stage one : Preliminary design/ sketch development/ preliminary or interim cost forecast. At this stage you have to think about what you requirements you want your build to satisfy. It is important that you involve an Architect at this stage to help tailor your needs to suit your purpose. At this stage most of the planning is done, if you fail to get things right at this stage the outcome may not be favorable. NB. Do not proceed to the next stage if you have not taken care of this stage. The deliverables you are expected to achieve at this stage includes, schematics of site layout showing set backs and access road, floor plans showing the flow of activities fenestration and furniture arrangements, 3D models showing different views. Do not forget to post the schematics here for objective criticism. 2. Working drawing/production drawing and Tendering stage. If stage one is satisfactorily completed, then the Architect, Engineers produce the needed drawings. Architectural, Structural, Electrical and Mechanical drawings. These makes up the contract/ tender documents, estimates to be submitted by any contractor will be based on this. NB. Architectural deliverable is beyond the 8sheets of paper some folks presents as Architectural drawing. It should include but not limited to. a. Site location plan showing the site from a landmark. Overlaying a Google map is preferable here. b. Site plan showing the access road, North arrow, bounding features, space use analysis, setting out lines, proposed facilities, direction of site slope, contour readings if available, setbacks. c. Floor plans showing the various spaces, spot heights, material specifications, dimensions of walls window doors beams columns, door and window codes, north arrow. d. Sections e. Elevations f. Reflected ceiling plans g. Roof framing plan h. Roof covering plan I. Details. J. Door and window schedules. k. Finishes schedule 3. Contract award and construction stage. Enyinne:To be honest, your designer goofed by giving you a main entrance of 3ft. Usually building components like doors and windows require tolerance for installation, reason for the 3 inches reduction. Nero2424:If you are from the Ehime part of Mbano with close proximity to Ahiazu Mbaise, you can get cement at Afor Oru. For Isiala Mbano, the likely places you could get is Eke ezeala, Anara station, Amaraku, unfortunately the people selling there usually hike their prices cos they know you can't get it elsewhere without paying for transportation. 2 Likes |

bayo2018: For a king post of 15ft I still maintain that the wood is much. The main building that will take pop ceiling 2*2 wood of about 120pcs should be enough for the ceiling hangers. I only agree with 36pcs of 1*12*12 for fascia board. Workmanship of 180k will do for both. 1 Like |

bayo2018: I am confused as to why your Architect decided to use Imperial Scale in this 21st century. Parameters to Consider vis-a-vis quantity of woods for your roof framing: Roof pitch (height of king post) Roof covering sheet (metcopo,regular sheets or stone coated sheets) Type of ceiling (Pop or PVC) Fascia (concrete fascia (parapet) or wooden fascia). From your floor plan the quantity of materials for your work seems inflated. Get quotes from another carpenter abeg. 1 Like |

Make The door linking the ante room to the living area a double door (4ft) instead of the single door you have there. 2. mobileboy:My Observations. 1. The building setback isn't enough. You need space for site utilities like septic tank/soak away, parking, Tank stand. 2. The store attached to the kitchen isn't functional, do away with it. 3. Reduce the width of the kitchen from 3m to 2.4m, add the remainder to the dining so you can have a bigger dining of 2.4m width. 4. The master toilet on the first floor is a waste of space, it is too big. 5. The Lounge on the first floor isn't functional, the flow is poor. I wish you redesign the entire first floor since every other space there revolves around the lounge. Ventilation, furniture arrangement will be a challenge in the lounge. |

BiigTee:Assuming, The building measures about 15*18m. Rough render for kitchen and toilet walls. Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered. No soffit render for lobby, Anteroom, porch,dining etc. As Pop ceiling will be used there #450- 500k will be enough for the labour. Concrete Fascia inclusive. 1 Like |
