Bosses in the house, It's me again.... grin, one quick curious question, How do you guys ensure the safety & security of materials in your building site........my estate has been hot lately with some thieves who specialize in stealing rods even when the rods are securely chained........this night/morning they succeeded in moving a number of 10mm & 8mm rods from my site...…..av been mad since morning, considering the rising cost of rods by the day........I honestly wish I can dash the thieves Leprosy in their hands & legs............... cry
Boss sorry for the unfortunate experience you have had in your project.

How I handle sites prone to loss of materials via stealing.

If it is almost impossible to take inventory of materials at my project site, I usually adopt the JUST IN TIME approach where I make payment to vendors on required materials and liaise with them to only deliver the quantity needed for a particular day.
Usually I use bike men for such arrangement, they deliver quantities of rods, binding wire, cement, wood needed for the day, that way we do not store anything on site.

Good concern you've raised.

While there are many ways to mitigate such effect... what do you reckon is the most practical approach from your experience?
That's without using a roof, thereby maintaining the contemporary appeal of the build.

Will coping the parapet make any difference?
That bland wall definitely has to be prepared to withstand weathering.

Thanks

How many home owners can afford to run maintenance on their builds once every three years or 1/3 of the entire build every year in this country?

Exposing walls to weather is something Architects and builders should be mindful of. The regular Coping on a parapet doesn't offer much protection to the wall.

For me doing a monopitch roof of about 10-12 degrees with eaves of at least 450mm will help protect the walls while still maintaining the contemporary nature of the design.

Happy Sunday Sir.

Nice rendering.
I like those Louvre like grill especially the one at the balcony, it will afford some privacy and good shades from sun rays.
What happens in the double volume space with high rise grill?
My worry is the weather effect on your parapet and external walls.

Hey guys
I don't know if I'm on the right thread
I want to read up on building a house from scratch...to enable me have a prior knowledge of the different stages.... first step till the last stage.

With the small fund I have been able to save, I wish to build a three bedroom flat on my land. What are the processes, yes I am aware I need the services of an engineer, builder etc but I equally wish to sound professional while engaging them before they deal with me lol

If here is not the right place, kindly recommend a thread...simply put...I want to save cost at any given opportunity
Many thanks guys

Good day sir. You are on the right thread.

Building projects usually runs in 3 stages or phases;
1. Stage one : Preliminary design/ sketch development/ preliminary or interim cost forecast. At this stage you have to think about what you requirements you want your build to satisfy. It is important that you involve an Architect at this stage to help tailor your needs to suit your purpose. At this stage most of the planning is done, if you fail to get things right at this stage the outcome may not be favorable.
NB. Do not proceed to the next stage if you have not taken care of this stage.
The deliverables you are expected to achieve at this stage includes, schematics of site layout showing set backs and access road, floor plans showing the flow of activities fenestration and furniture arrangements, 3D models showing different views.
Do not forget to post the schematics here for objective criticism.

2. Working drawing/production drawing and Tendering stage.
If stage one is satisfactorily completed, then the Architect, Engineers produce the needed drawings. Architectural, Structural, Electrical and Mechanical drawings. These makes up the contract/ tender documents, estimates to be submitted by any contractor will be based on this.
NB. Architectural deliverable is beyond the 8sheets of paper some folks presents as Architectural drawing. It should include but not limited to.
a. Site location plan showing the site from a landmark. Overlaying a Google map is preferable here.
b. Site plan showing the access road, North arrow, bounding features, space use analysis, setting out lines, proposed facilities, direction of site slope, contour readings if available, setbacks.
c. Floor plans showing the various spaces, spot heights, material specifications, dimensions of walls window doors beams columns, door and window codes, north arrow.
d. Sections
e. Elevations
f. Reflected ceiling plans
g. Roof framing plan
h. Roof covering plan
I. Details.
J. Door and window schedules.
k. Finishes schedule

3. Contract award and construction stage.
Here you award the contract and work with your team to actualize your dream.

Please do not forget to get building permits and settle your host community before kick off.

Good luck boss.

Nice, I posted this design of gate a month ago I installed in one of my projects, I made that one swing, 10ft height by 15ft width.
Very heavy, it took about 8 strong guys to lift and install.

From Iwo road to Osogbo should be about 30mins on bike, right?

We are even in the raining season. Vehicle breakdowns are inevitable. New pot-holes are being birthed with each rainfall.

I when we were waiting for stone coated tiles from Tilcor, from Lagos to Port harcourt.

A journey of 3 days took almost 2 weeks. Customs seized the goods. They had to send bill of laden from company to the driver at Benin before they let him go. Client was very understanding and confirmed I wasn't lying.
Any reason to procure roofing sheet from Lagos to pH?

Like the 3inches deduction actually caused the inability of furniture and other facilities to enter that space. Interesting.

I'm back here with the issue of Michlin and the door I ordered. I made order of 3ft door and he supplied me 31.5 inches but claimed that it is 33.5inches . Now the door is now small to be used as an entrance door . He now claimed that he made 33.5inches so i can choke the door as if i asked him to make less size for choking. I'm not building a kitchen line house where i will need to squeeze my belongings through.
See attached comment from him
I will need him to pick up the door and refund me since he is producing same door for someone or charge me for the size he made as i paid him 60k for 3ft door knowing my door size .
Who ever knows him should advice him as this is a ripe off and that person that indicated interest in the door should come and pay for it and rescue him .
To be honest, your designer goofed by giving you a main entrance of 3ft.
Usually building components like doors and windows require tolerance for installation, reason for the 3 inches reduction.
Please next time ensure your vendor visits the site to take measurement, insist on developing a statement of work which both parties can agree on.

Mbano
If you are from the Ehime part of Mbano with close proximity to Ahiazu Mbaise, you can get cement at Afor Oru.
For Isiala Mbano, the likely places you could get is Eke ezeala, Anara station, Amaraku, unfortunately the people selling there usually hike their prices cos they know you can't get it elsewhere without paying for transportation.

here's what I can do for you, I can use put the design pan on front and back. In-between them is noise insulator. It's a bit heavier than normal door and has same feel like turkey doors

Good morning sir
Are you going to fill up the cavity in between with an insulating material?
One thing I detest about iron doors is the noise it resonates when hit or blown by wind.

Thanks for your advice on the gate work, it came out fine.

I have another drawing here Chiefo.
And also the two carpenter I took there aren’t even talking about Pop or pvc lols
It’s 15ft
Metcopo
Pop for main building (2 bedroom and self contain ) while PVC for other building (4 self contain)
No parapet.

The quotation the other carpenter gave me is right below which is even on a high side compared to the first one sir
Kindly help check it out Chiefo because work don already reach this side sad

For a king post of 15ft I still maintain that the wood is much.
The main building that will take pop ceiling 2*2 wood of about 120pcs should be enough for the ceiling hangers.

I only agree with 36pcs of 1*12*12 for fascia board.

Workmanship of 180k will do for both.

I’ve got only the floor plan Chief

I am confused as to why your Architect decided to use Imperial Scale in this 21st century.

Parameters to Consider vis-a-vis quantity of woods for your roof framing:
Roof pitch (height of king post)
Roof covering sheet (metcopo, regular sheets or stone coated sheets)
Type of ceiling (Pop or PVC)
Fascia (concrete fascia (parapet) or wooden fascia).

From your floor plan the quantity of materials for your work seems inflated. Get quotes from another carpenter abeg.

So because his a COREN ed engineer he should do nothing to get all or part of his money? Why don't you give him the money so he can be quite?
Managing Procurement is one area everyone who calls himself a professional ought to pay attention to.
It is unfortunate this project went south.
The cost has been sunk. Trying to recover that money might take forever while the project suffers, the client loses time and more money.

Oga Micgray if I were you, I will forfeit that money and source for someone to do my job on good monitoring.

My architect just finished drawing a 4 beds duplex plan for me and I would like professionals in the house to help me Go through it and identify any error if there is any. Thanks

Land size: 50x44 feet
Boss, your design is functional.
You just need minor additions here.
1. Make The door linking the ante room to the living area a double door (4ft) instead of the single door you have there.
2. Introduce 1 or 2 windows on the blank wall of your living area for cross ventilation
3. Introduce a window on the blank wall of your kitchen for cross ventilation.
Congratulations boss.

thanks for the review I received here from the previous drawing I posted, this is an updated drawing, please help review

ground floor
My Observations.
1. The building setback isn't enough. You need space for site utilities like septic tank/soak away, parking, Tank stand.
2. The store attached to the kitchen isn't functional, do away with it.
3. Reduce the width of the kitchen from 3m to 2.4m, add the remainder to the dining so you can have a bigger dining of 2.4m width.
4. The master toilet on the first floor is a waste of space, it is too big.
5. The Lounge on the first floor isn't functional, the flow is poor. I wish you redesign the entire first floor since every other space there revolves around the lounge. Ventilation, furniture arrangement will be a challenge in the lounge.

What do u think is a good estimate for plastering a whole duplex? Workmanship wise!
Assuming,
The building measures about 15*18m.
Rough render for kitchen and toilet walls.
Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered.
No soffit render for lobby, Anteroom, porch, dining etc. As Pop ceiling will be used there
#450- 500k will be enough for the labour.
Concrete Fascia inclusive.
