Landlords visit the same markets, buy the same goods, use the same network providers, pay for the same bills etc.
Of course, it is only normal for them to increase their rent based on the inflation rate and purchasing power of the naira.

What the government should do instead is compel companies to increase the salary of their staff to meet the current rates.

Minimum wage increase should work alongside increase in salary for all, not just those below the new minimum wage.

For example, if I earn 150k before as an office worker, I shouldnt keep earning that while a gateman that was earning 35k now earns 80k.

My landlord hasn't done a single thing in that place since I moved in. Every single issue that arises, it's we the tennants that have been fixing it. Uncle doesn't even come around, but when it's time to collect rent, you'll just see the lawyer's call with big big English.

Since I moved in, rent has been increased twice without any justification. When you ask him why, he'll say you should pay up or move out. Me? I kukuma have been showing both him and his lawyer better pepper.

Its every where but brutal in major cities, a friend in karu abj had hid rent moved from 450 to 600 to 1.2m in less than 1 year.

Most places are recording over 100% increase even for houses built 30 years ago. Blood sucking Nigerian landlords. angry

A room in Lagos used to cost 40 naira, get informed.
When it comes to housing, demand and supply dictates the price.
Ask around, a two bedrooms flat at Mowe is 200k, the same two bedrooms flat in Oshodi is now 1.7 million.
As long as people move into Lagos for whatsoever reasons that's pursuing them, we the people of Lagos shall continue to be grateful to those who blessed us with the privileges.
Let other governors in Nigeria do the needful, Nigeria is big enough to accommodate everyone, Lagos is equally ready to accommodate, just be ready to pay and , owo Eko, Eko lo ngbe.
Money made in Lagos is spent in Lagos.

Agents do not increase house rents. Perhaps a very tiny portion of them preadvice the landlords about a higher rent value of an apartment than it should actually be.

Agents only earn percentage.

The cheaper or reasonably priced the property is the easier it is to rent out.

Stop getting unnecessarily emotional, land is a fixed asset, never depreciate, infact appreciate in value, over a long period of time.
Landed property is an investment, even if the house was built when cement was 50 naira, how many people were able to build at that period?.

Real Estate is a serious level of investment.

I don't have a problem with landlords increasing the cost of rent to reflect the general inflationary pressures. The main issue is that while Dangote, food traders, and many others are beginning to reduce the prices of their commodities, will landlords also agree to reduce the cost of rent? This is the main issue. There should be a way to regulate this sector, but the government and its agents are more interested in ing and hyping bills... bills they'll never implement.

Wasn't it just a few years ago that the Lagos State House of Assembly ed a bill that rents should be collected on a monthly basis? Everyone involved in that bill have simply moved on because they don't have to pay rent to anybody.

As I've written on Nairaland, what Lagos needs are the following:

- Construct taller buildings. Enact a law mandating at least ten stories tall residential buildings in most areas of the state. Lagos is one of the few most populous mega cities globally that has fewer tall buildings.

- Extend railway lines to Ogun. Lagos needs to be decongested during the weekends. It should only be filled during weekdays. To enable this happen, extend railway/metro lines to Ogun and Oyo. When this has been done, implement congestion taxes priced at certain times in most parts of the state.

- Government has to invest massively in public housing using the first recommendation as the initiatior.

The talk about regulating rents is baseless as there is no place in the world where rents are regulated and there was a corresponding reduction in rents. Nevertheless, Lagos' rents will remain the highest in West Africa because it's Nigeria's most populous yet smallest and at the the same time the wealthiest state.

- the naira is gaining strength against the dollar in both the parallel market and the NFEM and that it is now N1499 a dollar.

At least where I live for sure. The cost of renting a place in the city is far costlier than a monthly for an express train to and fro 31 days of the month over 1000km. The journey also takes approximately 2hrs. Leave by 6am, arrive office before 9am. Same in the evening.

You ungrateful people don't acknowledge the huge amount the FG has invested in that state because of its strategic location and national heritage.
Let's not talk about those invested by individuals, corporate institutions and international organisations for the same reasons.

That's too stressful. I don't think I can spend 2 hours on transit and still do anything that day.
People in Lagos spend more than that amount of time in traffic on a daily basis inside stuffy, crammed, rickety and smelly vehicles.

A long haul train for example is spacious and more comfortable. You can sleep or work on your laptop enroute.
