@Skydivine they are just 3D wall s. Am not sure if this design is now in Nigeria. But attached here are the available designs in Nigeria that I’ve seen. To install them requires only Wall Adhesive eg Unibond. No nails needed.

floshady02: 11:46am On Sep 01, 2024
These wall s too are available and are popular in Nigeria at the moment and only requires Wall Adhesive to mount them on your walls.

These Wall s often get mixed with Either Marbles or Tiles to give it a more beautiful detail just as in these pictures here of installation of both Wall and Marble and finished Result. Drilling machine is what you will use to mount the Tiles or Marble to the wall.

floshady02: 1:13pm On Sep 01, 2024
Gone are the days where people use just plain tiles for bathroom walls. You can mix Tiles to achieve a different and more modern look. Take a look at this example posted here, one of the image is when Coloured Tile is being loaded for delivery to a customer in Lagos Nigeria. The bathroom picture is for someone also in Lagos who mixed Tiles for a more beautiful bathroom view. This white bath is currently between 600-750k in Nigeria. The white bath use to be very affordable at about 450k but price increased drastically recently. Incase you want to achieve the full bathroom look.

More Wall design, Colors and difffeent Adhesive to Glue them to your wall 😁The fact is anyone can be an interior decorator. There’s no big deal in doing these things yourself. All you need is DIY information and that’s it. If you can’t install them yourself, you can get someone to install them for you while you instruct them on what to do.

Good evening all.
I just want to ask opinions of how to manage properties perfectly in Nigeria for someone who reside abroad.

* What to do in getting rent payment promptly and how to manage properties repair through Estate Agency or any reliable Third party company's in Ogun state area.

Thanks 🙏

@Skydivine If it’s this wall you’re talking about, yes the water proof ones can be used inside the shower. They are called Oak waterproof slatted wall s. Although it’s not commonly used inside the shower for some reason people would rather have them around the bathroom walls instead just like in these images

There’s industrial plastering machine I planned to buy since last year. Very efficient
It will plaster wall 100pec accurate and the coverage area is 40m2 in JUST 10min
That is 1 room size.
It required only 1 operator and 1 Labour.
But Nigeria currency fuckup the deal.
The company still called me this morning to remind me again.
You can’t believe it’s only available in 2 African country. Not available in Nigeria presently

Good morning, pls I need a bit of advice. I have done filling for my foundation, but was wondering if I need to put harcore and iron prior to casting the German floor. Is it still necessary? Note, this is a duplex

No need for all that. Just water it liberally and make sure it's properly compacted, then do your casting.

Alternatively, if you're not going to do decking anytime soon, you can skip that step for now and continue with plinth beam (chaining), block laying and so on, to allow the filling compact naturally over time as rain falls on it.

I understand Bro.
To maintain the house property that has more than 6flats or rooms na the issue.
For over here, Estate agents or letting agency can look after properties with them receiving their commission.

But in 9ja getting such services is wot am searching for.
I just want to get them in best condition inorder to hold its future value.

Thanks for your contribution 👏

There should be reputable estate agents in Ogun state. Ask around. Try Jide Taiwo. They have offices in the Southwest. They normally charge 10 percent.

Regarding maintenance for rentals, there is really nothing to maintain as a landlord if you've built properly. All arising maintenance issues are built into the tenancy agreement and security deposit.

So tenants are responsible for maintaining the internal fixtures and fittings, suckaway evacuation and refuse disposal and replacement of the pumping machine when burnt.

As a landlord, you are only responsible for repainting of the building or leaking roof. If you've built properly, these are issues you may not deal with for years.

So all you need is an agency to look for and vet the tenants and issue the tenancy agreement and periodically visit the property to ensure the property is being put to proper use.

There is the conception that rentals in Nigeria is problematic but this is not my experience. My experience is very pleasant with really fantastic tenants. I'm a fantastic landlord as well I must praise myself.

Depending on the foundation you are building

If it's raft foundation, you need irons

If it's pad/strip foundation, you may require Brc wire mesh depending on what your structural design/ engineer says.

Unless for special occasions where you have bad soil conditions,The hardcore layer can skipped, provided your filling is well compacted.

However this is not same when you are building filling stations, warehouse and the likes...

yeh true talk, I personally had mine let by myself, but still,i ask myself what's the point, how much are they going to pay compared to the cost of building the house, mine is even new less than a year Old.Im kicking into the region of commercial building instead cos store rent in a good area could easily give you N1m per year, easy or almost no maintanance to yourself and cheap to build, just cost of land is higher but thats a given

I like you submission

But at bolded, do you mean continuing the block wall till window or lintel level while waiting for natural compaction?

If yes, then he might have to battle with rising dampness overtime...

Water/rain collector.

Please, I do have a question..

Isn't there a process that takes into both functionality and aesthetics in the placement of water/rain collector?

In the west, they use gutters to channel Water to the water collector.

Most buildings I have seen even from some of our builders here, the water collectors are almost an eyesore.
It appears like the water/rain collector was just thrown at the building to check it off.. with no rhyme...

(I was going to post some pictures but decided against it for peace to reign).

But I am curious on the water collector placement in buildings.
