Standard reinforcement bars that meet the requisite yield strength, diameter and elongation are also available in the open market, just pricier.

While I understand over-engineering the design, blanket statements like the one stated by the OP using the word must isn't always the case.

Yes, you are correct with the assertion that we still have standard reinforcement bars. But you will agree with me that it’s not everybody that are using or can accord that.

I will not want to go into the technical part of this but here’s what I will recommend and what we have implemented in time past.

Foundation mat =>12mm
Chain beam => 16mm
Columns => 16mm
Stirrup => 10mm
Main beam => 16mm
Slab => 12mm

With the current size of rods when doing entrance gate piller for rolling gate is 12mm rod size sufficient?

And can the piller reenforcement size be 4 x4" and total body size after casting beam 18x 18"?

While I understand why you stated this, it is not a must that 16mm is used. 12mm reinforcement bars would serve just fine.

Not if you are going to park a vehicle on it.

So, you can't afford requisite 12mm bars that can give yield strengths even higher then 500N/mm2 but you can afford local 16mm bars which would be costlier than the 12mm but whose yield strength you'd be in doubt of? Isn't this penny-wise, pounds foolish?

Also, I'd like you to go into the technical part of it so can I design completely the structural components and show the columns adequately sufficient to carry the load of even a Ford truck comfortably.

Bear in mind, there's nothing wrong with over-deg (aside the cost). Someone else might even choose to use 20mm bars for the columns.

I am just correcting the impression that 12mm bars are insufficient for a column.

You, probably, didn’t damp-proof well or at all.

Also, most home builders, in Nigeria, ignore where sun rises and sets, when deciding where their house will face.

The side of your proposed house that receives highest sun hour are best to situate your bathrooms and kitchen.

Your bedrooms are good at that side that receives less sun hour. This helps minimize heat both day and night.

There may be need for you to remodel your bathroom with quality materials for plumbing, tiling and plastering.

Great perspective you've shared on sun rise and sun set, didn't know that was a thing. Not sure my architect considered that when deg too. The affected bathrooms are on the first floor and not ground floor, care to explain further how this relates to dpc?

Another issue with my build is leaks through the ceiling whenever there's heavy wind during rain. Almost all the flats upstairs have leaks at different times in different parts of the flat(sitting room, bedroom, toilet). However, whenever rain falls without heavy wind, no leak is experienced in any of the flats.

I am thinking the roofer didn't overlap the long span sheets properly and that wind is properly opening then to allow rain drops. Last year, I covered all the nail points with Abro cement. We've had that issue as recent as yesterday again in 2 of the flats.

Your decking is another ’DPC’ .Water or dampness is not supposed to through it, if strongly done.

It’s either your decking around that area or walls around that bathroom are not strong enough to withstand or to resist taking water or you have a leaky conduit water pipe somewhere finding it’s way to that part of your bathroom.
There could also be a cavity in your decking when it was done into which this water is going.

Call for home remodeller and let him trace where the fault may likely be.
Let them remove all the tiles and plastering and neatly cut the wall around those pipes to see what could be going on in the wall.

Don’t rule out possibility of pressure-testing of those pipes.

Please does anyone know what is the best flooring to use in bathroom/toilet to avoid slipping when the floor is wet?

I observe that most houses in Nigeria use the regular smooth tiles and i am worried that this type of tile is an accident waiting to happen when the floor is wet especially if you have an aged that will be living in the property.

Any advise on this please?



If you're thinking of purchasing wooden floors, SPC is the best because it is waterproof. It doesn't get slippery after bathing and it doesn't swell up if water is left on it for too long.

na so we see oh. Nairaland now prohibits any form of advertising infact any post slightly hinting business you get banned immediately. So it is now expected that after renting shop or an office for exhobitant rate that no one will notice, you still have to pay heavily to run online adverts on top how much profit? The client will still bring your quotation back to nairaland to ask if 50naira per square meter is not too much for you lol.
