My elder sister house screeded without plastering with black cement. I don't know how it looked since I haven't been there.

Once issue identified the corrective action becomes self evident

1) Break the floor area from inside and correct the mismatch with good quality pipe and connecting bend and then seal the surrounding with good cement/sand making sure there are no gaps.

2) Remove the second waste and the connecting pipe and properly seal at an appropriate point such that no flow goes towards this direction. They had to break the wall but re plastered at the end.

Even if you do externals piping there will always be some sections which will always be inside the block work connecting the internals to the externals.

In rentals I would always recommend doing external piping because of how some people live eh and you don’t want to be breaking walls all the time.

If you as a landlord shares the building with tenants also ensure that at least your kitchen pipe is external he get why and unless your tanks are located in an open area (front or side of building with regular traffic) share tank cos there are murderous tenants.

I want to ask if using damp proof and using BRC mesh is necessary for a floor foundation of a one story building. Considering that one is trying to save cost at this critical time and also, the land isn't a waterlogged area. Artisans advised against it that it is a waste of money, Engineer said i could, if want to. What to hear from people's experiences and also from professionals here.

I am not a quantity surveyor, but I know that people can only give you an estimate if they see the dimensions of the house (the plan). No one knows whether you are talking out a 200 m2 selfcon or a 5 m2 self con. You have to provide as much details as you can for people to even try to guess how much it can cost you

For commercial buildings like petrol stations with heavy traffic, BRC is recommended to prevent cracking from heavy vehicular traffic. But in a residential family home - no way. Waste of valuable money.

Thanks. Well, articulated. Someone said the "over engineering part" but I just needed to hear from here. Now I am convinced . Damp proof only then. One shouldn't waste money anyhow..

Two of the flats in my rental property have water soaking the walls from the toilet area.

First plumber I contracted said the issue was from opening between the floor and wall tiles, so he used water proof cement on the edges but that didn't stop it. We also noticed that the floor doesn't direct water into the floor drain so you still have some left over water on the bathroom floor. This was corrected by tiler recently by redoing the floor and water flows completely to the drain. However the issue is still there.

New plumber is saying the water supply is the culprit considering how much the wall is getting soaked and seeing it spread across the outside wall. He's suggesting we break the wall to find the leak ( I will prefer to rather run a new surface supply line instead of breaking the wall).

Has anyone experienced such and how did they solve it. Can waste pipes be responsible as well.

You, probably, didn’t damp-proof well or at all.

Also, most home builders, in Nigeria, ignore where sun rises and sets, when deciding where their house will face.

The side of your proposed house that receives highest sun hour are best to situate your bathrooms and kitchen.

Your bedrooms are good at that side that receives less sun hour. This helps minimize heat both day and night.

There may be need for you to remodel your bathroom with quality materials for plumbing, tiling and plastering.
