I think this thread has gone beyond Treasury bills since the rates crashed, we’ve talked about Real estates, Oil , mutual funds and even the recent Sukuk bonds and it was welcomed I don’t see any reason why I can’t ask my question and meanwhile if you have no contribution to make please stick to reading and stop the policing you’re just making the thread too long for people who want to add valuable contributions.
I think questions on investments should be welcome for discussions given the low rate of treasury bills.

The person is yet to be married, looking at this more as an investment option and cos of the cheap loan opportunity. A concern is building up savings after such huge investment. The person is also reluctant to rent so might live there, additional expense of furnishing etc etc.

Exactly!!!!!! I know they do not accept cash for mutual funds, I have their naira mutual funds. I deposited usd cash in my own Dom acc to transfer to their Dollar fund but they refused.

Althoug Nigeria will no longer have monetary powers to dictate the exchange rate and stability of ECO, but Nigeria will definitely have lots of other advantages with the new West African currency, but firstly, we have to do our economic homework before making any decision about ECO.

I have tried severally to explain to you .....but am sorry u still did not understand bond market calculation.
Maybe just try and invest 10k in 3 year bond and hold till maturity it will become clear to you.
I have FGN Bonds that have matured and still maturing in FEB 2020, APRIL 2037.
I have never loose my capital......rather keep getting the coupon payments at the said payment date.
Just hold till maturity....no capital will be loss or sell below the bond offer price before maturity and still make more money from it.
You will only loose some part of your capital when you sell before maturity at offer price above what you initially bought the bond.
Am talking from a practical point as bond investor that has hold till maturity.
Example
I have 12k to buy fgn bond for April 2037 at 16% coupon payments till maturity and I bought the bond for 12% from secondary market. That my 12k may bought me 10k what of the FGN bond since am buying it at 12% instead of the 16%.....meaning the person I bought it from has made 2k from me since his selling at a lower percentage which is 12% if he bought it at 16% from FGN from primary market. .....which I told you earlier that most bonds at primary market are not even sell at that 16% rather below that percentage.
Then I will be getting 16% of 10k bond for 17 years from FGN ...which is N1,600 every year for 17 years which is maturity date ......the FGN will be paying me N800 every 6 months till maturity.
For me after 3 coupon payments. ...which is N2,400....I have recovered the 2k I used to overpay for the bond
So the remaining N1, 600 x 15 years are my gain I hold till maturity (which is N24,000) and at maturity, my 10k I used to buy the bond will be repaid to my so I have 24k+10k=34k in total.
If I start re-investing every coupon I get to buy the same 17year bond....my coupon payments will keep on increasing. ....you know compound interest.....you can calculate it yourself and know what that compound interest will be ...
If I even want to sell that FGN Bonds 2037 like by 2025 at 9%(below my purchase price of 12%), I will make more money from it because the person buying it from me will pay more to buy that remains bond from me..
If I decide to resale it by 2025 at 15% (above my purchase price of 12%), I will loose some funds from my initial capital.
But for me....like in my NTB investment. ...I hold all till maturity
Don't forget that the only charge your bank will get to help you purchase the bond like the NTB purchase too is (like my bank. ..stanbic. ...N300 for custodian fee + 0.05% of the nominal value of the bond like the example I gave 10k x the number of years of the bond.
I will advise people to buy the FGN Bonds via banks that will charge you 0.05% of your nominal value of the bond. ...because some investment houses charge as high as 0.5 or 1% which maybe too high
I just hope this explanation make sense to you and others so that the issue of bond calculation will be put to rest in this forum.
As NTB interest is low now and many NTB investor are looking for alternative investments, some investment houses or banks or people may even confuse you the more.

The balance of the money is to be deducted from his salary starting from January next year. He has twenty years left in the service. Amount to be deducted is yet unknown to him. He is planning to deposit 4m with FMBN to reduce the balance as well as the amount to be deducted.
He was equally thinking of suspending the plan especially now that he's yet to know the amount that will be deducted and rather invest the cash in Tb.
From my calculations using Mortgage Calculator, 20yrs tenor will be 14.2m @ #711,840 a year while 15yrs tenor will be 12.5m @ #838,452 a year to complete the payment.
The question is, dropping 4m with FMBN to reduce the balance of what will be deducted and investing the same amount in Tb, which one pays more?
Please how does one purchase from Federal Mortgage Bank?

It's good to be back. I was banned for a while, it's unfortunate there was no need to insult anyone just because of an online difference in opinion, it is far better to lose an argument online than to lose money in real life. This is what many fail or forget to understand, with that said I never came in here to prove any point to anyone or make people uncomfortable, I was just giving advice so people can learn more.
Some even went as far as making assumptions on what I said and what I did not. Someone even claimed to study Economics in unilag just to make a point, to some it will be funny, but it scared me that people always forget what money is all about, the financial markets don't care about your school, your course or how many degrees you have, even experience sometimes count for nothing as people have short term memories, but what never changes is human behavior.
What I will do is go on to reply someone who quoted me, I tried to reply him but I was blocked. Then I will go on to drop final key points. I hope this all benefits everyone.

Let's all learn from each other. This is one of the liveliest discussion that has been on the thread for some time. I dont think the topic and investing in tbs are mutually exclusive. We all have Tbill investments and are only talking about diversification.
I don't think any of the contributors intend to stop investing in tbills altogether or are advising pips to do so.
We can monitor the rates as we have been doing and also engage in stimulating conversations we can all learn from.
No need for insults, this has been the one of the most civilized forum in Nairaland. Let's keep it that way.

Good analogy. Good to diversify,and well done folks. But what none has hinted is at what "time" one converts his/her dollars to Naira in order to make profit. In 2016 when the exchange rate skyrocketed was partly because of scarcity of dollars. Banks put a cap on how much dollars you could spend off your dorm whilst abroad. For the most part, withdrawing in Nigeria wasn't even as easy as the banks cried they didn't have dollars to issue out. I guess this was the case whether you wanted to buy off the counter or withdraw from your dorm . Hence the black market rate headed far North. And this is the reason people matained warehouses and Ikoyi flats as their dorm for easy access.When we analyse it's good we highlight the pros and cons. The reason majority invest in TB is because they are sure of their rates, interest and capital and the "time". If you stack your dorm , which is good, but who says or knows when exchange rate would go again far up and juicy enough at which point you decide to sell? This is not known by anyone. We've probably had like the 2016 experience twice since 1999 or thereabout. Many people died while waiting.
That said the second issue is that everybody is not the same. Some are more risk adverse than others. Some would dare the risk with the hopes of higher returns, and we know that only a percentage of this actually make their money - make it big while others lose evrything or die due to hypertension. But those who like it small, and are careful investing in zero-risk ventures are free from the above hassles, they ALL make their money albeith surely and steadily.
The third is that it is not TB rate that determines inflation rate but the reverse. Hence the fluctuation. So those praying for higher TB rate should know. Higher inflation, higher TB rate and we actually don't pray for this. We pray intlation rates keep going down. So if you have money and you don't know the sure profitable business or venture to invest in, keep investing in TB. However, make sure you don't eat all the interest, make sure part of it is reinvested otherwise with rising inflation the actual worth of your money is reducing over time if you EAT all the interest.
So far all the analysis make a good read for me, and this forum has to be lively to educate and as well to thrill.
Fantastic analogy. I quite well in 2016, people couldn't withdraw from their dorm s..... Don't know about dollar fund sha, if investors could withdraw then? Irrespective of the challenges, currency diversification appears to be key.

The probability of buying a bond at its face value is the same as the probability of buying secondary market T-bills at their original discount rates( not so likely)
But secondary market bond purchases don't always happen at prices. Look at the snapshot on the previous page of the past auction's result, the 12.75% FGN APR 2023 bonds were sold at a discount (yield at 13.5%). However, the two other bonds were sold at mild s.

Hi all, I tried to make this point on the tb thread, my thinking and (one time experience) is that unless a bond is just being issued for the first time, one may not be able to obtain it at face value. Any rollover issue of the bond or obtaining at secondary market (stock exchange) is usually at a (might not always be the case though).I will still wait to learn from all your findings.

Hi could you enlighten further on bonds? There was a period I wanted to buy through the bank and was told that the bonds are being sold at a not at a discount like tb. I.e if I have N1 million, I cannot buy 1 million bonds, can only buy 800k or less etc. Is this a general rule about all bonds ....

Yes of course, there is capital erosion. No capital appreciation yet and the bid/offer price which determine the value of your portfolio fluctuates each day. I have a stop loss target even though I want to go in for long term.
