Good development but my problem is that there is no time frame and percentage benchmark given to Landlords for rent increase. I expected to see things like "Landlord shall be permitted to increase rent only every three years of a tenant's tenancy not less with so so so percentage increament not more than that". That is the real headache of most tenants not these their lengthy write up that is neither here nor there.

You just said my mind jaree, what landlords do now is that they will rent out their house at a very cheap price but before you stay up to a year he will increase the rent by a ridiculous margin. Government kept mute about that

Rent is about to go up again.....
Tenants, tighten your seat belts!!!!
Exactly!! I thought this was to dight the high rate of rents yet nothing as to amount was stated therein. No clear . Just monthly, quarterly payments. Property owners would just jack up prices to make up.
The issue is rent reduction!!

People will stop building house to rent if it's not profitable or worth it.

6 months would have been better

Agreement and commission should have been reduced to 5% each.

Good one. The country is extremely hard. But this means that tenancy wahala will increase exponentially. Instead of fighting your landlord every year, you will be fighting him every 3 months.
Lol.

This will simply creat nothing but artificial scarcity and the landlords will become richer. If they don't collect rents. won't they start looking for leases.

All these excited prospective tenants wouldn't know the consequences of these laws until the reality sets in. The implications is that rentable spaces would be scarce and tenants will be forced to negotiate privately under stricter conditions then law of demand
and supply will come into effect.

Why is government not talking about reducing the whole cost of construction, materials and make building approvals easier , faster and cheaper but they rather chose to inflict more bureaucracy on tenancy process. O ma sweet gan.. hmmmm

Ko le wek!

Most of us no get mind to challenge landlord o.

Why will a tenant challenge landlord, is he the one that built the house for him? Even government don't have a say yo it..

The only issues that concerned government is their own property built and rented out by the government.

I'm not saying all these uncessarry fee should be removed, but if the government fight further, it will affect the tenants

All this epistle won't work, the government should set up a body to address none paying tenants first with sob stories. I don't think Landlords or Landladys after labouring for money to build houses should suffer from tenants.

The extent of senselesssness I see here from folks like me are mind boggling.

Is the current state of affairs one that millions of Nigeria are comfortable withband proud of? Rather than these odiously stupid contemplations, can't the system be rejigged from bottom up for improvements?

If they do, na problem.
If dem no do, na me de cry .

Interesting 🤔

Thanks for asking, I've been waiting for someone to ask, if they have truly phased out yearly rents why make provisions for them?

Loopholes everywhere

Is there anything new in particular? All i can see old laws revamp
exactly, those legislators just collected 100 of millions of Naira sitting allowances just to revise the old law.

This law is extremely inconsequential and fraught with irregularities and debar common sense.

In an economy that the government is not contributing or developing (enough) social housing, you want to regulate an investors return on thier investment, who does that ? This type of laws will only create artifical housing scarcity for the low income earners. (Although, monthly tenancy is cool, but I think it is difficult to practice in countries like Nigeria with poor government investment in housing)

On the other hand, i suppose this law was meant to abrogate yearly tenancy, and why is the law still giving 6months notice to a yearly tenant ? The lenght of notice to be served to a tenant should be determined by his or her mode of payment !.

The law needs serious modification and government also needs to invest in social housing for this type of law to be effective !!!! Building a house for investment is not easy again oooooo, cement is almost 11k, one block is 700, granite is something else and rebars, quite expensive...

Nigerian governments and the legislators must be slumbering !!

The Lagos State Government has refuted the circulating statement alleging an update to the Tenancy Law, clarifying that it is false and did not originate from any official source.

In a statement made available to The PUNCH on Friday, the Special Adviser to the Lagos State Governor on Housing, Barakat Odunuga-Bakare, stated that the circulated publication was false.

She said, “The attention of the Lagos State Government has been drawn to a fabricated online publication stating that the Lagos State Tenancy Law has been updated to better protect the tenants and regulate the landlord practices. For the avoidance of doubt, the Lagos State Government wishes to state unequivocally that the said publication did not emanate from the Lagos State Real Estate Regulatory Authority.
