Good evening my people, this is a call for investors to buy into a new product I want to market in the building industry.

I am putting finishing touches to a plan to collect funds from willing investors and build a block of 12 flats for them. The building will be in form of 1 bedroom flats (room and parlour) self contained apartments with 2 rest rooms, one in the master bedroom and another serving as visitors WC off the front room. The house will have balcony at the front and back for optimum viewership of the surroundings.

Each investor will have at least one flat, depending on how many they pay for. Each investor upon completion of the house can take ownership of their flats and either rent, live in the house themselves or accommodate their relatives in the flats as they please.

A strong legal document will be prepared to guide the investment, providing clarity about ownership, operation of the flats and possible sale or transfer to any other person or family of the investors in the future. The business relationship between the operator (Tigerkenn Homes), the investor and the managers of the building will be well spelt out in the legal papers.

I will be ing many of us here to find out what they think about this venture, and possible suggestions they may put forward.

We can also be discussing about this venture here to see if there are any ideas we can use to advance this business proposal.

The attached floor plan will be the exact sizes of the planned flats I want to sell. I want to have 12 or 16 of them in each compound. (2 storey or 3 storey in a compound, 4 on each level. It contains;

1 living room
1 bedroom
1 bathroom/WC
1 wardrobe in the bedroom
1 shelf in the age
1 kitchen
1 ageway
1 veranda (I am planning to create a second one at the back)
1 visitors WC
Plus other nice additions i will add.

The payment for each flat will be as the investor wants. There will be one time full payments, but those who can complete their payments in 9 months maximum can also pay by instalments. Those who will pay on instalments will pay a little more than those who are going to pay fully at once.

The construction will be live here, and on other social media platforms where I post my works.

Thank you Sir, I currently have 2 free plots that are completely owned by me. These two plots are free from any known encumberances and there is zero risk of government acquisition of the land, the lands has never been leased before, they are fenced and ready to be built on. There is serious development around each of the plots, very accessible to people and vehicular movements. There is presence of ground water in each of the lands, although one is not too clean as to make drinking water. Both lands can build this house.

But I prefer the land in Alulu Nike, Enugu town, this is because that's the one that has all year round supply of clean water. With a hoisted overhead tank, renters will pay very well to live in this environment. I will attach pictures of this land below...........

This is a poorly designed floor plan I must say.

I don't see the entrance assuming this isn't the ground floor.

Also, why should the visitors toilet be in front of the living room entrance and not to the side of it?

Air flow is also going to be a problem in my opinion.

I think you should take a look at this floor plan and revise it.

Thank you for these concerns. I will respond as follows, although not defending the plans, and I am not saying its final, I can always make adjustments as the building is ongoing.

1. The entrance to each of the flats is directly off the landing step for all the floors on top, there is a door there like any other flats in a normal block of flats. For the ground floor, the door is off the balcony, slightly shielded from direct prying eyes, for enhanced privacy.

2. The reason why we have the visitors toilet in the front is to make it separate. A age cuts the toilet from the living room, some people see this as positive because of the way people feel about the proximity of toilets to places like living rooms.

3. Air flow. Look at the living room again, there is a window, and two doors. I ensured in the actual building of the first prototype that I made sure there is another window at the lobby, between the kitchen door and the main bedroom door. This is planned to supply additional ventilation to the living room, lobby and even kitchen. As for the bedroom, we have a door, a big window at the back and I plan to open another balcony to the back, making the door to the balcony another supplier of air.

It's a work in progress Sir, thank you for this , and if there is any other way you think it will be structures, please make the suggestion to me, I will make my architect work on new suggestions. Thank you.
