I want to start a 4 bedroom duplex project and I don't want to wait till I have bulk of the budget before starting. I want to build it gradually and at my own pace. So, I want to know how much it will cost on the average to erect a 4 bedroom duplex and more specifically how much it will cost for bits of the project like the FOUNDATION and DECKING. Wetin person wey build on rock will spend is different from those that chose swampy areas. In fact I used to think that swampy areas is mostly determined by those saw free land or bought at very cheap rate. Swampy or good prone areas with canals are not good in long run. I know building experts will raise 👀 eyes. Now to the tawpic. For 3 bedroom flat, like N500K - 750K. For a mini-duplex, like N1m. For a four flat size, like N1.5m. I want to do it in bits and just want to know the current average cost for the different levels. I know how prices change very fast. |

Afam4eva: Oga Afam4eva and Spyder880, i greet o. It's been a while. I ran into this thread coincidentally. I am in the same boat with Afam. I would be doing a 5 or 6 bedroom in Enugu too. Space is an issue as i only managed to get a few tiny bits of land together to form a buildable area. I have fallen the big trees and cleared the land. Next step would be to survey and map the area. My target is to start and take it to the roof this year non-stop and then focus on the finishing in the next. A good builder would be needed. |

darc: Really? Between 27th December 2014 and now? There shouldn't be a reason for that as the exchange rate(which the sellers usually use as an excuse) has remained the same so far since December. Maybe, it depends on the state I bought cements and rods yesterday at the same prices i got them in December @Enugu. |
