The dividend of 1.20 is 65kobo normal and 55kobo proceeds from their divestment moves. At current price of N9 yield is 13% not bad but the 55kobo will not always be there as the name implies it is special. So without any special sales their dividend is 65kobo which gives 7% yield.
For the conservatives that is fair.

Note also that UACN is unbundling it's share of Updcreits. 226 reits for every 1,000units of UACN subject to regulatory and shareholders approval
