I took another POP guy today and he measured it as 96.46 square meter @ 9000 naira per square meter, making a total of 868,000 naira, Even gave me a deduction of 10k and an option of buying the materials myself which I declined . I am about to sell one plot of land (it two plots) for N12m (initially N15m) 100 by 50 and the agents are asking for 10% which I declined but telling them I can only do 2.5% as that's the best offer I can afford at the moment.

They are insisting on 10% and the land is not even fenced yet and it part of the money I want to use to fence the land.

That 10% is what they usually charge the seller, while that of the buyer is 5%.

But it's negotiable. Instead of sitting on 2.5% out of 10%, you can upgrade it to 5% and insist on it, unless you'll bring the buyer yourself.
