Very insightful I'm here to share my business story. I observed that real educative threads have practically vanished here on Nairaland. And trust me I have been here for several years These days its all about Social media gossip, politics, insecurity, bla bla bla. So I have decided to share my practical story and hope to make it educative and interactive. I have been actively involved in Transportation business for a while and quite a number of people know me here on Nairaland. However I decided to take a dive into the real estate sector. Sincerely real estate is one of the most profitable businesses in Nigeria and the reason is simple. You provide a basic need. People must live in a house irrespective of social status, tribe or religion. Every human being sleeps in a house on a daily basis. Its plain and simple. However the industry is very big and as an investor you choose what aspect of real estate business you wish tp dabble into. Good morning Hope all is well? So we have discussed several topics , tips and ideas. This is September and as we all know we are approaching the festive season. This is good news for those of us in the short let business in Nigeria. We usually experience higher patronage this period. Some short let operators increase prices this period. There's a concept called "smart pricing". Basically its all about pricing based on the demand at the time. Pricing based on market condition So at a time when demand is high you increase prices then when demand is low, you reduce prices. As a short let operator you are free to adjust prices. Time to think outside the box Lets think ideas today. Do you know that your short let apartment does not necessarily have to be in a house. Yes, you could get creative. You could convert an old truck or bus into a room and offer it as accommodation for guests. It's possible. You could make use of a standard and decent porta cabin. A container like structure. You could convert an airplane to an apartment. Yes an air plane. You can convert a school to an apartment. There are so many options, however you need to play by some basic rules, have a good strategy and understand your target market 1 Like |

Thinking outside the box Other spaces you could convert to an apartment Shops That abandoned shop in front of the house can be converted into an apartment. The rise of online shopping has led to many old physical shops becoming abandoned. Turning one of these abandoned shops into a home could be an option. Quick tip for anyone buying electronics for a short let apartment. Always go for energy saving products. Your tv, fan, fridge, bulbs, Ac should be energy efficient so you spend less on electricity. You can also use smaller sized generators if your electrical appliances are energy saving. Also if you have solar powered back up, just go for energy saving appliances so you can make use of less power and save installation costs. 3 Likes 1 Share |

The devil is in the details. In my first apartment I had a tv with 75 watts. 32 inches. Then standing fan 55 watts. Tv plus fan combined use up 130 watts. Then I discovered an energy saving tv with 12 watts and fan 10 watts. Total combined 22 watts. Brand new with 1 year warranty. Lesson: Carefully study the power rating of any appliance before you buy and install in your apartment. The more power they consume, the more money you spend. 5 Likes |
